Move-in

Q. Do you accept short-term stays?+
Yes — minimum 1 month. Many people start short and extend if it feels right.
Q. Is no guarantor really required?+
Correct. We just need a photo ID (driver's license or passport). Hayashi-san meets you in person and decides.
Q. Can foreigners apply?+
Of course. We have international housemates currently. A residence card is enough. English-speaking housemates are around if you don't speak Japanese.
Q. Can I move in same-day?+
If a room is available, yes — you can sign and move in on the tour day. Call to check availability.

Money

Q. Are there other monthly costs beyond ¥30,000?+
No. Electricity, gas, water, Wi-Fi, and cleaning are all included. You cover your own food, toiletries, and entertainment.
Q. What's the move-in cost?+
First month rent ¥30,000 + move-in fee ¥30,000 = ¥60,000 total. No deposit, key money, agency fee, or guarantor fee.
Q. Are there move-out fees?+
None for normal use. Only actual costs for severe damage or contamination.
Q. Payment methods?+
Bank transfer or cash.

Daily Life

Q. Gender ratio?+
Varies by season — usually around 50/50. Ages range from 20s to 40s.
Q. Are there cleaning duties?+
No. Common areas are cleaned daily by professionals. You only manage your own room and dishes.
Q. Can I have friends/partners over?+
Daytime visits are fine. For overnight stays, please ask Hayashi-san in advance.
Q. Is remote work possible?+
Yes. High-speed Wi-Fi is included. The living room has desk space. Many freelancers live here.
Q. Pets and smoking?+
Pets not allowed. Smoking outdoors only.
Q. Parking?+
Not on-site, but we can introduce nearby paid parking. Ask us.

Other

Q. What's the difference between Buildings 1–4?+
Each building has slightly different size and feel. We'll explain on the tour. You move into whichever building has availability.
Q. Can I just visit without committing?+
Of course. We'd actually prefer that. We'll make tea.
